Working in Groveland

Groveland straddles the Highway 50 corridor between Clermont to the south and The Villages to the north, and it has been converting grove and pasture into subdivisions faster than almost anywhere else in Lake County. The ground is sandy and generally well drained, which makes grading straightforward once the vegetation is off. The older lake lots cluster around the smaller lakes on the south and west sides of the city - the Cherry Lake area among them - where the ground is gentler and the trees are older.

Most Groveland work is grove or pasture conversion - removing rows of old citrus, grinding stumps, pulling out irrigation and shaping pads and roadways for a new phase. On larger tracts we work in stages so bare ground isn't left open longer than it needs to be. We handle land clearing, brush clearing, forestry mulching, brush hogging, grading and commercial site prep, and we scale equipment to the access the site gives us.

Land clearing and site preparation

Typical work in Groveland

Grove Block In Phases

A large former grove cleared for a new residential community. Abandoned citrus and irrigation removed, ground mass-graded for lots and roadways, and the work staged so exposed ground stayed to a minimum.

Wooded Homesite East Of Town

A wooded custom homesite cleared selectively. Natural character maintained, a building site and circular drive cut in, and woodland buffers kept on all sides for privacy.

Town Center Commercial Block

Former pasture cleared and graded for mixed retail and restaurant use near the new town center, working to the city design standards for the district.

Lake Lot Off Cherry Lake Road

A lot on the smaller lakes south of town. Understory cleared, a view line opened toward the water and the mature oaks kept, with the bank left undisturbed.

Questions about your project

What affects the price of clearing land in Groveland?

Each job is priced on its own. On Groveland ground the usual factors are the acreage, whether the land is open pasture or thick brush and grove, how much old citrus and irrigation has to come out, whether stumps are ground or left, how easily equipment reaches the far corners of the property, and whether material is mulched in place or hauled off. Send over the details and we will come back with a firm number, with nothing owed for the estimate.

Can you remove an old citrus grove in Groveland?

Yes, grove conversion is the most common work here. We remove the trees, grind stumps and clear out abandoned irrigation, then grade the ground for its next use. Sandy soil makes stump removal and grading easier than on heavier ground, so conversion usually runs smoothly.

What permits are required for land clearing in Groveland?

Land clearing, brush hogging and the rest of what we do typically need no permit at all. The one exception is demolition: that work is carried out by our demolition subcontractors, who procure the permits for it when they are needed. Inside the city and out on unincorporated Lake County ground the paperwork sits with different offices, so the first thing we do is confirm which one your parcel falls under.

Do you work with production homebuilders and phased subdivisions?

Yes. Groveland's growth is mostly phased residential work, and we clear lot by lot and phase by phase to a builder's schedule, staying out of the way of the crews following behind. We can hold a phase back until you're ready for it.

Do you clear land on unincorporated ground outside the city limits?

Yes - a good share of the work here is outside the city limits on unincorporated Lake County ground, where the review process is simpler than inside a city. Lot sizes there tend to be larger, and long runs to the back of a property usually mean mulching in place is the practical choice.

Do you work on lakefront lots in Groveland?

Yes - there are lake lots around the smaller lakes south and west of town, including the Cherry Lake area. Clearing one is mostly selective: undergrowth out, a view line opened, mature trees kept and the bank left alone, so the lawn runs down to the water without the shoreline being cut up.
