Davenport sits where Polk, Osceola and Lake counties meet, just off I-4, and it has become the region's vacation-rental and resort-community hub. Projects reflect that scale: large phased communities and the commercial centres that serve them, often on ground that used to be pasture or citrus.
One practical wrinkle is jurisdiction. A single development can cross a county line, and we work out early which parcels fall to the city and which to the county so clearing and grading move without a stop at a boundary.
